Policies & Rates

Basic rates effective April 1, 2008 for the most commonly desired stays are shown below, and
they now include the state & local tax. No additional pet fee, and no limit on the number of
dogs. Rates are for 1-4 guests; limit 4 human guests. Rates and policies are subject to
change. Rates for other desired stay lengths are displayed HERE.
Weekend Stays $395 (require both Friday and Saturday nights; no Saturday check-in or
check-out -- no weekend house cleaning)
Mid-Week Stays $415 (normally, check-in to check-out is Monday noon to Thursday 3pm)
Long Weekend Stays $495 (Fri to Mon, OR Thurs to Sun check-in to check-out. Required for
holiday weekends when the holiday falls between Friday and Monday - Memorial, Labor,
Columbus & Veteran's Days)
Week-long Stays $825 (arrivals available only on weekdays Monday through Friday)
Reservation deposit & balance: $200 deposit due at booking to reserve the cabin for a
weekend. Reservations are not considered final until deposits are received. Balance and a
refundable security deposit of $100 due three weeks before arrival. State (5%) and local (2%)
taxes apply and are included in the quoted rates. Payment options include personal checks,
credit card (Visa & Mastercard), and PayPal.
2009 rates will be determined by March and will go into effect as of April 1st. Beginning in
2009 (prior to the rate change), a 3% fee will be added to credit card payments (payable with
the balance rather than the deposit when applicable).
Cancellations: minimum 3 weeks notice required for cancellations. Refunds for cancellation
notice of less than 3 weeks are contingent upon another guest reservation being made for the
cancelled reservation dates (no refunds unless new reservations are made).
Check-in and check-out times: Generally, early Friday check-in and a late Sunday check-out
times are available. Sunday check-ins are normally not available. When available, they require
a $25 special cleaning fee.
Children are permitted, but please note that there are no special accommodations for children
(and no bath tubs in the cabin -- showers only).
Open May through November. Four wheel drive (4WD) or all wheel drive (AWD) vehicle
REQUIRED. NO EXCEPTIONS FOR ANY GUEST OR ANY REASON. 2nd vehicles must also be
4WD or AWD. The cabin is situated on a very steep unpaved (gravel dust) road on the
Massanutten mountain range.
